It is a residential subdivision development of foreshore and waterway blocks connected to a boat harbour, marina and supporting facilities. There is a planned boutique resort style hotel adjacent and connected.

Undine Bay Marina Estates is situated on 45 hectares of land that includes over 2km of beautiful white sand beach frontage on the north shores of Efate Island, being the main island of Vanuatu where Port Vila, the capital is located.

Vanuatu is easily accessed by International Airlines such as Air Vanuatu (code share with Qantas), Pacific Blue, Air Calin, Air Pacific, Air New Zealand and Solomon Airlines, which all land at Bauerfield International Airport in Port Vila. From there Undine Bay Marina Estates is a 35 minute drive on the new tarsealed Ring Road.

Construction of the Boat Harbour was completed in September 2010. The Marina pontoons and jetties will be built when 50% of the allocated spaces have been sold. Meanwhile mooring is “stern to” the sea wall.

Stage 1 of the residential foreshore lots and canal blocks has been completed. Strata titles have been issued to all blocks.

The Boat Harbour and canal is a private estate and gated community. Boat access is restricted to the berth holders and the owners of the estate.

All property within Undine Bay Marina Estates is subject to design rules and covenants which are included in the Sales and Purchase Agreement. The restrictive covenants include building design guidelines and in addition there are Body Corporate By-laws that apply to all residential Lots within the development.

Block owners have a 3 year period from when they buy their land to commence construction of their house. All building plans are required to be approved by the Body Corporate design review committee to ensure that they comply with the restrictive covenants and building design guidelines governing the estate. This is intended to protect and enhance the values of all properties.

3 chamber approved septic and wastewater treatment systems are required for each block. The Body Corporate Manager will recommend suitable suppliers and installers. Cost of wastewater systems is approximately AUD5,000.

There is a 5 metre reserve and walkway for all residents along the foreshore and there is a pedestrian walkway access between lots 9 and 10 on the foreshore block. The breakwater, sea wall, groin and internal roads are common property.

The developer Undine Bay Marina Estates Ltd has been appointed the manager and caretaker of the Body Corporate and common property.

Body Corporate levies are set annually. For 2013 the levy is approximately AUD$800 per annum for each block. Costs will be carefully controlled to keep increases in levies to the minimum.

Foreign investment is encouraged in Vanuatu and as a property owner, you are automatically entitled to apply for a Vanuatu Residency Permit. The application for this status can be obtained and completed once you have evidence of “proof of purchase of land”.

Building costs vary depending on design and materials used, but the average cost is around AUD$1500 per square metre. DIY building is permitted in Vanuatu so costs can be kept to a minimum. However, there are plenty of contractors readily available on the island. Undine Bay Marina Estates will recommend reputable local contractors who have experience of residential construction projects in Efate. There is no restriction on the builder of your choice. Use of local materials is encouraged.

Undine Bay Marina Estates Ltd have many suitable styles and design suggestions that they are happy to supply “free of charge”. However lot owners are free to choose their own architect, all designs must comply with building covenants and design guidelines and be approved by the Design Review Committee before construction commences.

When a suitable owner/developer and manager has been secured. Expressions of interest have been called by Undine Bay Marina Estates Ltd.

Unelco, the power company, are currently completing the infrastructure to bring power to the Marina Estate. Meanwhile individual generation systems will be permitted. Thermal energy has been discovered at nearby Takara and there are strong prospects for development of this resource within the next few years.

When at majority of the owners of all the lots vote in favour of sealing the roads.

The average rainfall on North Efate is much lower than in Port Vila and surrounding southern coastal areas.

As well, a blend of relaxed, mixed cultures is one of the reasons that Vanuatu was recently named as having the happiest people in the world. Tourism is the main economic activity so visitors and residents are encouraged.

Vanuatu officially has 3 languages, English, French and Bislama (Pidgin English). English is the main language and is widely spoken throughout most of Vanuatu’s island states.

Mobile phone coverage is readily available on the Estate and throughout the whole of Efate Island through the 2 main carriers – TVL and Digicel. You can also use your own GSM phone at Undine Bay. The same providers currently provide internet. 2G and 3G internet coverage is available.
